What's different about lawns in Milwaukie
Milwaukie's older neighborhoods sit close to the Willamette, and the soil nearer the river tends to be a bit sandier and better-draining than the heavy clay found further from the water — which changes the watering and fertilizing picture some. Lawns here are often mature and shaded by long-established trees, which keeps moss on the list of concerns even where drainage is decent.
Because a lot of Milwaukie's housing stock predates the newer subdivisions further out in the metro, we often see lawns that have never had a proper aeration in years — thatch buildup and compaction from decades of mowing are common, and a fall aeration and overseed tends to make a noticeably bigger difference here than on a five-year-old lawn.
